Discretion is fundamental to how we work with prestige buyers. We act as your representative throughout the entire process — conducting private viewings, communicating with selling agents on your behalf, and keeping your identity out of negotiations entirely. Where required, we can structure the purchase through a corporate entity, family trust, or using an “and/or nominee” clause on the contract of sale, ensuring your name does not appear in public records. We are also able to sign Non-Disclosure Agreements prior to engagement if required.
Yes, but this must be negotiated and documented before contracts are signed. Elite Buyer Agents can insert specific special conditions into the contract of sale that legally prohibit the selling agency from disclosing the final sale price, publishing images of the property post-sale, or identifying you as the purchaser in any media or marketing material.

We also assess the vendor’s motivation for selling, which directly informs our negotiation strategy.

Fees & Structure

Fees at the prestige level reflect the complexity, time, and level of service involved. We offer both fixed fee and percentage-based structures, and we’ll recommend the most appropriate arrangement based on your target budget and requirements. We are transparent about our fee structure from the outset — there are no hidden costs or third-party referral arrangements.
It’s a fair question and one worth asking any buyer’s agent. A percentage fee, if not structured carefully, can theoretically incentivise an agent to allow a higher purchase price. At Elite Buyer Agents, our sole obligation is to you — we are entirely buyer-side with no financial relationship with vendors or selling agencies. We’re happy to discuss fixed fee arrangements for prestige purchases where this provides greater peace of mind.

Prestige homes require a significantly more thorough assessment than a standard purchase. Beyond building and pest inspections, Elite Buyer Agents coordinates specialist contractors to assess complex automated home systems, commercial-grade HVAC, custom pools and water features, high-end security infrastructure, and structural elements specific to architecturally designed or heritage-listed properties. We also review planning overlays, title conditions, and any restrictions that could affect your use or future development of the property.
Yes. We regularly work with buyers who are based interstate or overseas and unable to attend inspections in person. We provide detailed property reports, video walkthroughs, and frank assessments so you can make informed decisions remotely.
