What our clients say

FAQ — Family Home Buyers Using a Buyer's Agent

Understanding the Role

A real estate agent works for the seller — their job is to achieve the highest possible price for their client. A buyer’s agent works exclusively for you. We search, evaluate, and negotiate on your behalf, with one goal: finding the right property at the best possible price.
We handle the entire buying process — from defining your search criteria and inspecting properties, to assessing market value, conducting due diligence, and negotiating the purchase. For families, we also factor in school zones, proximity to amenities, street safety, and future capital growth potential. You stay informed at every step without having to do the legwork yourself.
Yes. Around 20% of the properties we secure for clients are off-market — meaning they never appear on realestate.com.au or Domain. These opportunities come through our long-standing relationships with selling agents across Melbourne and Geelong. For families with a specific wishlist, this access can make a real difference.

Costs & Value

Fees vary according to the service required and can be either a fixed or percentage based fee. The fee typically varies from 1.1% to 2.2% including GST with part of that fee paid upfront as an engagement fee and the remainder paid 14 days after a contract of sale is signed for the purchase of the property.
For most families, buying a home is the largest financial decision they’ll make. A buyer’s agent helps you avoid overpaying, identifies problems you might miss, and takes the stress out of auctions and negotiations. The fee is typically offset by what we save you at the negotiating table — and the time saved alone is significant for busy families.

The Search Process

We start by understanding exactly what you need — school zones, number of bedrooms, land size, commute times, lifestyle priorities, and your long-term plans. We then search both on-market and off-market properties, shortlist only those that genuinely fit your criteria, and inspect them on your behalf before presenting our recommendations.
It depends on your budget, location, and how specific your requirements are. Many of our clients who searched independently for six months or more secured a property within weeks of engaging us. We won’t rush you into the wrong home, but our market access and process significantly reduces the time most families spend searching.
Absolutely. School zones are one of the most important factors for families and can have a significant impact on property value. We factor your preferred schools into the search from day one and verify zone boundaries independently — not just from the listing.

Auctions & Negotiations

Yes — and for many families, this is one of the most valuable parts of our service. Auctions are high-pressure environments designed to work in the seller’s favour. We bid strategically and without emotion, applying a clear ceiling based on our independent property valuation.
Private sale negotiations are where an experienced buyer’s agent adds considerable value. Selling agents are skilled negotiators working for the vendor. Having an equally experienced advocate on your side levels the playing field and consistently results in better outcomes for buyers.

Due Diligence

Before we recommend you proceed on any property, we conduct a thorough assessment — including an independent market appraisal, review of comparable sales, building and pest inspection coordination, title searches, and any relevant planning or zoning checks. We present you with a clear picture of the property’s value and any risks before you commit.
That’s a core part of what we do. We know what to look for — structural red flags, strata issues, flood or bushfire overlays, easements, and more. We engage qualified building inspectors and conveyancers and review their reports with you so nothing is glossed over.
